Preparation to list your home on the market requires an abundant amount of diligence and effort. You’re delegating a lot of time trying to ensure that every last detail will be perfect and luring to motivated buyers. After all is said and done, the last occurrence you’d want to happen would be for the property to become “stale” and sit on the market. This would certainly instill frustration and despair, so it is important to be mindful of the simple factors that could prevent buyers from considering your home altogether.

When a property is advertised for the first time online, photos will be viewed right off the bat. That initial impression holds great significance and can make or break someone’s initial gut feeling about the home. Quality over quantity is key here. Sure, you can walk around the home and take pictures with your phone, but that would be the unethical route. Have an expert take quality photos. There needs to be plenty of light, various angles and no people visible to capture all of your home’s beauty.

 

Curb Appeal

When a client comes to view your home, the exterior will be seen before anything else. If the lawn, shrubs and trees are upkept, that will be more appealing and attractive to the human eye. Take some time to hire a professional so it can be maintained properly. If the outside of your home looks sloppy, then that buyer will most likely assume that the inside condition will be the same. You wouldn’t want someone to be turned away before even stepping foot inside. What may seem minor to you plays a huge role in someone else’s mind. It’s important to take pride in all aspects. Your home is a representation of you. 

 

Pricing

To make a deal, the price must be agreed upon by both the seller and buyer. Before attaching a price tag to your home, it’s important to understand the market. In order for you not to over or under-list your house, take a look at other comparable homes that have recently sold. Be mindful of distance, location, square footage, number or bedrooms/bathrooms, etc. The more similar, the better. One of the most drastic mistakes you can make as a seller is overpricing your property!
